Davis Islands – Transitional Waterfront

The column has to stay…make it work!

Project Style: Urban Transitional
Project Size: 4 Bedrooms, 5.5 Bathrooms;
4,127 sq. ft.

Home Story: As a world-traveling business person, this homeowner needed a pied à terre near downtown Tampa for quick visits as well as hosting various friends and family. This 2-story, waterfront property was the perfect size and location – just absolutely the wrong style. The entire interior and exterior were remodeled to align with the homeowner’s contemporary aesthetic providing a backdrop for art and sculpture.

Challenges & Points of Interest: The center of the main living area had a heavily-coffered ceiling and two columns that did not fit in with the new design. The ceiling and one column were successfully removed. Turned out the second column had to stay…a support issue! But what seemed like a lemon, turned into delicious lemonade when the team collaborated on custom cabinetry that incorporated the column. Well done!

Hyde Park – Carriage House

This 1939 carriage house breathes a new life
in the 21st century.

Project Style: Greek Revival
Size: 2 bedrooms; 3 bathrooms 1,800 sq. ft.

Home Story: Originally meant to house Model T’s, this eclectic renovation went through multiple design iterations in the homeowners’ minds.
The gentleman tended toward a more ornate look with period details, the lady – contemporary, clean lines. The final collaboration respectfully incorporated period elements in a contemporary expression. The homeowners freely admit that their passion for design can present challenges, but Sunset always rose to the occasion. “Mark never said no. He would always find a way.”

Challenges & Points of Interest: Gut the entire structure, bring all operations up to today’s standards, and do it all under the watchful eye
of the Historic District’s Architectural Review Committee. From the carriage house doors, doric columns and Boston hip roof, all exterior details
had to have ARC’s approval.

Avila – Urban Transitional

Lower one ceiling, raise another – scale is 
of the utmost importance.

Project Style: Contemporary
Size: 4 bedrooms; 4.5 bathrooms; 6,400 sq. ft.

Home Story:
By accentuating the inherent good bones  
and removing all vestiges from decades  past,
this home went from livable  to stunning.

Challenges and Points of Interest:
The family room not only had a vaulted  ceiling to contend with, but also an  exceptionally tall arched window wall  that added to the cavernous feeling.  
By lowering the ceiling, adding a fireplace  and removing the kitchen’s dated drop-down soffit  lighting, we were well on our way to the  creating
the contemporary, 21st century  look
the client desired.

South Tampa New Suburb Beautiful Traditional

New Suburb Beautiful – Guest Suite & Outdoor Living

Their new baby’s arrival relegated guests to
the living room’s fold-out couch. That territorial shift inspired changes that will continue to bring enjoyment as this family grows.

Project Style: 1930’s Tudor Bungalow
Size: Guest Quarters; Outdoor Kitchen, Fireplace, Patio, Garage

Home Story:
The original need for guest space evolved into elegant remedies for the home’s severe lack of storage, no garage and a useless patch of
backyard grass. The new outdoor kitchen, fireplace and patio essentially doubled the home’s entertaining area. Now guests have private quarters, the owners have year-round outdoor living and the garage sports an ingenious
drive-through access.

Challenges & Points of Interest:
It was paramount for the addition to match the scale and architectural history of the existing home. Any addition must appear to be original
to the property.

Sunset Park – Craftsman

“Well, while we’re at it, we really do need…”

Project Style: Craftsman
Size: 5 bedrooms; 4.5 bathrooms 5,500 sq. ft.

Home Story: Nestled among giant oak trees and sharing a slice of a small lake, this 1997 home just needed a bit more room to play for the family’s growing teens. At least that’s how it started.
As with many remodels, once the homeowners looked closely at the project, their needs expanded.

The desire to get the most benefit from this endeavor resulted in a full kitchen remodel along with the family, dining, living, bed, bath and laundry rooms remodeled…and of course the game room! This two-story interior/exterior ‘facelift’ was the perfect solution to this family’s present
and future needs.

Challenges & Points of Interest: The choice was made to keep the laundry room on the first floor.
A clever second-floor chute from the master and hallway closets sends dirty clothes directly to their clean-up destination.

Project Style: Traditional Exterior;
Transitional Interior

Project Size: 4 Bedrooms; 3.5 Bathrooms;
3,500 sq. ft.

Home Story: Perfect location – Check. Excellent size – Check. Under max-budget – Check. Move-in ready – Well, not so much! With a maze of rooms, doors and walls encircling a central fireplace, plus low ceilings and multi-level floors, this 2-story 1950’s traditional was hardly the open-concept, transitional style this family of four cherished. And a renovation was NOT on their wish list. That was until Sunset Properties expressed their vision
for this home. Out with the walls and fireplace; raise the ceiling; level the floors; and create an open, family-friendly living space for the entire first floor. “Having partners like Mark and Peter was important. They opened our minds to possibilities and at the same time kept us grounded about cost.”

Challenges & Points of Interest: After gutting the first floor living space, collar ties proved to be the ‘magic’ element in raising the entire 1950’s ceiling a full two feet. The quirky 1990’s renovation resulted in five doorways in the adjacent playroom – no walls for furniture. The solution – close up some doorways and reroute traffic. What appears to be pantry doors between the oven and refrigerator, are in reality the double doors to the hidden, full-sized laundry room and storage!

Sunset Park – Exterior ‘Lift’

Time for a fresh look.

Project Style: Craftsman
Size: One-story exterior update

Home Story: A fresh look sounds simple, but this remodel was all custom. The existing roof line was retained with corbels added to advance the craftsman style, along with a custom trellis.
Custom-built tapered columns with cultured stone bases were added to the front facade. An intricate hand-cut, pyrimad-topped fence system was
created following exact, architect-specified, dimensions resulting in a perfect wave pattern throughout. The outdoor living area’s custom ipe wood deck respected the existing trees while
giving space for the built-in grill and fryer.
The ipe cabinets are topped with granite and
have custom-turned, faux-painted leg details.

Avila – Outdoor Living

Cooling off outdoor living…

Project Style: Coastal
Size: Lanai Addition, 1,000 sq. ft.

Home Story: This family wanted to enjoy an outdoor living space but without the infamous Florida outdoor heat. The solution – a ‘curtain’
of conditioned air that falls down the face of the exterior wall. The 14 ceiling fans then distribute
that cooled air throughout the space.

Once the climate issue was addressed, the
custom blue-quartz tabletops & counters, slate-look porcelain floor, custom-stained pine ceiling, and natural gas fire pit came together to provide a supremely comfortable gathering space for many years to come.

Challenges and Points of Interest:
To accommodate the climate control issue,
a 10-ton air conditioning unit was required.
