Let’s flip the floor plan!
Project Style: Transitional
Size: Kitchen, Dining Room, Family Room, Butler’s Pantry, Mudroom & Laundry – 1,000+ sq.ft.
Home Story: The homeowners wanted a more functional, open living space that took full advantage of the gorgeous canal-front views, plus better suited the needs of their family.
Challenges & Points of Interest: It was decided to completely invert the floor plan! In this massive reconfiguration, the original 2-story family room became the new kitchen area, maximizing the views and drenching the space in much-needed natural light. The family room’s brick-clad, wood-burning fireplace became the kitchen’s new gas range and oven, with an integrated quartzite-lined hood. The double islands easily accommodate a farmhouse sink, multiple appliances, as well as a breakfast area.
Adjacent to the original family room was a defunct wine room in total disrepair. The space, now flowing from the new kitchen, was redesigned into a walk-through butler’s pantry complete with a coffee station, wine and beverage refrigerators, plus generous prep areas. The mudroom drop-zone and laundry completed this portion of the transformation.
At the other end of the original space after removing the useless ‘step up’, the dark one-story kitchen shed its confining walls (replaced with a new column – an engineering marvel in itself), gained a wall of glass doors, and became the spectacular new dining and family rooms.
The use of contemporary natural quartzite and brass finishes, along with light oak floors, shiplap, and a pale-toned color palette throughout, helped support the homeowners’ wish for an open and inviting family-friendly gathering space.
